| In exchange for liquidated of the multifunctional complex with the area more than 278000 sq. m at Tverskaya Zastava AFI Development will receive from the Government of Moscow three sites near the metro station "Belarusian» under construction of three office buildings with the total area 170000 sq. m. Earlier AFI Development planned to build in the reconstruction of Tverskaya Zastava the transport interchanges, underground shopping mall and the parking with the total area more than 106000 sq. m (under the square). Besides, it was planned to build MFC with the area 163000 sq. m comprising offices, retail, hotel and residential component opposite Tverskaya Zastava Square at 1-st Brestskaya and 2-nd Brestskaya Streets; the multifunction office building with the total area more than 8000 sq. m planned to build at Butyrsky Val. According to RBC daily, with reference to the capital construction sector, instead of the underground project of AFI Development the city decided to build itself the parking for 1800 cars under the Tverskaya Zastava. Instead Moscow authorities will provide the company "Parking Tverskaya Zastava” (it belongs to AFI Development) three sites: at Georgian Val, b. 11 (1,33 ha), 2-nd Brestskaya Street, b. 50/2 (0,48 ha), Butyrsky Val, b. 1 (0,17 ha) lease for ten years. According to the parameters of development of these areas the developer could build there the multifunction office complexes: at Georgian Val (108000 sq. m), 2-nd Brestskaya Street (51,200 sq. m), Butyrsky Val (10,500 sq. m). On the one hand, this decision is contrary to Moscow's policy of prohibiting new construction in the center, but it would be unfair to take away from the investor the project which he has already invested much time and money, the expert said. ”If the project of MFC at Tverskaya Zastava existed only on paper the suggestions of other sites would not have followed.
