intersection of Tverskaya Street and Strastnoy Boulevard, in close 
proximity to the Red Square and the Kremlin. Actor Gallery was built in 
1881 and was completely reconstructed in 1995 behind the historical 
façade. The total area of the asset is 18,075 sqm, leased to a number of

construction contract is worth &amp;euro;26 million, which is included in order 
bookings for the third quarter 2012.

 is the first project carried out by Skanska Property Poland in the 
Cracow region. The office scheme will consist of two class-A buildings. 
The total leasable area of the complex will be around 30,000 m², with 
nine stories above ground level and three stories underground. &lt;br&gt;
&lt;br&gt;
The first phase will comprise of about 12 250 m² plus underground garage
 for both phases. Construction is due to start in the fourth quarter of 
2012 and completion of the project is scheduled for the third quarter of
 2014. &lt;br&gt;

Kapelanka 42 is going to feature a number of sustainable solutions to 
minimize the building’s environmental footprint and significantly reduce
 its operating costs. The project will apply for LEED (Leadership in 
Energy and Environmental Design) pre-certification at Gold level.

building is not only environmentally friendly but also cost-effective. 
We expect that energy consumption in our building will be about 40-50 
percent less than in typical A class office buildings, without 
compromising the full comfort of the tenants,&quot; said Mirosław Czarnik, 
President of the Upper Silesian Industrial Park in Katowice. &lt;br&gt;&lt;br&gt; 
The 7,800 sqm building took 18 months to build. The cost of the project,
 including a 3,000 sqm underground parking and landscaping, was about 
PLN 39 million. Analyses show that total savings during the use of the 
building will be about 48 percent. &lt;br&gt;&lt;br&gt; Most savings will be 
associated with reduced consumption of heat energy and the energy 
required to produce cold air. This is possible thanks to the innovative 
tri-generation system. Energy, meaning electricity, heat and cold air, 
is generated from natural gas in the building, which helps reduce 
transfer loss and use the original fuel more efficiently. &lt;br&gt;&lt;br&gt; &quot;With
 the complex systems we have, we achieve the best economic parameters. 
The payback period of the project depends on how many things we combine 
into one. The rate of return of the tri-generation system applied in the
 GPP building was analysed very carefully. Based on the analysis, we 
expect that the payback period should be no longer than 4-6 years,&quot; said
 Łukasz Sajewicz from Viessmann Polska, supplier of the system. &lt;br&gt;&lt;br&gt; An equally important element of an energy-efficient building is a high-efficiency ventilation and heat recovery system. &lt;br&gt;&lt;br&gt;
 &quot;Air conditioning and ventilation are usually very costly in office 
buildings. By applying modern systems, we are able to optimise these 
costs,&quot; said Wojciech Machowski from Swegon, supplier of the ventilation
 system. &lt;br&gt;&lt;br&gt; &quot;The fact that GPP is applying for the OUTSTANDING 
rating according to the BREEAM Post Construction method of environmental
 certification of buildings means that the project owner is extremely 
ambitious and wants to comply with the highest standards of sustainable 
construction. In order to qualify as outstanding, a building must comply
 with more than 85 percent of all certification criteria designed to 
verify whether it is environmentally friendly and guarantees high 
comfort of the tenants. This will be the first office building in 
Europe to achieve the highest BREEAM assessment rating. We are happy to 
have been chosen to prepare the project and the building for the BREEAM

building management system (BMS) will analyse the respective elements of
