Plac Unii Lubelskiej in Warsaw, the commercial and office complex being
jointly developed by Liebrecht & wooD and BBI Development NFI SA is
expected to open in October 2013. The financing of the construction has
been secured with a loan agreement for €105 million (with the
possibility of increasing up to €120 million). Bank PeKaO S.A will
provide the financing. "We focused on negotiating the best credit conditions, which was a challenge considering the amounts involved and current market conditions. It’s important to emphasize that signing a loan agreement at this stage fits in the project schedule – works on Plac Unii are being conducted according to plan,” explained Michał Skotnicki, President of the Board of BBI Development NFI SA. "In the current market conditions, Bank Pekao SA is one of the few banks which is actively financing new construction projects in commercial real estate. Our approach is very selective. We are focusing our activities exclusively on the best projects and the investors with adequate track record and excellent history of cooperation with the Bank,” said Monika Mielecka Director of Commercial Real Estate Team Bank Pekao SA. At the same time, 12,000 sqm of office and 10,000 sqm of retail space of Plac Unii has been leased, bringing the total leased area to around 40 percent. "Having several prestigious tenants in our building is the best confirmation of how attractive Plac Unii is. Our project fulfils the highest standards in terms of architecture, construction technologies, security, comfort and environmental impact,” commented Marc Lebbe, Managing Director of Liebrecht & wooD. Plac Unii will be a complex of three office buildings connected with a glass roof at the height of thirty meters above the ground. The 90-metre skyscraper will be erected between two six-storey buildings located along Boya-Żeleńskiego and Puławska streets. The office space of the project takes up 41,000 sqm. The complex will also provide a 15,500 sqm shopping area, called "the City Gallery”, with many shops, restaurants, cafes, laundry service and Supersam delicatessen. "The Warsaw commercial real estate market is starting to be one of the most important in Central Europe.
